Terms and Conditions
All tenants MUST BE aware of the different terms and conditions. The following are ONLY some of the terms and conditions, all other details are included in the tenancy agreement:
1. Tenancy Period
- OES Housing are rentable by students registered in higher education institutions upon submitting a valid university/college card.
- The tenancy period starts from the check in period chosen by the tenants at the time of the booking through the housing system.
- For GUtech students only, the one semester or one full academic year tenancy period ends with the last day of semester/academic year as stipulated in the published GUtech academic calendar.
2. Room/Bed Booking
- A room/bed booking is only valid when a booking fee and at least the first instalment is paid.
- A tenant who is on a sponsorship scheme for accommodation, shall pay the booking fee only and provide evidence of rents’ payments by the sponsor.
3. Payment of Rents
- All rents are payable before the deadline published at the housing system.
- Tenants are responsible for logging into their accounts at the housing system, to get acquainted with the installment scheme, installment deadlines, terms and conditions on living in OES owned/managed housing, the list of fines and charges, and any other matter related to their account.
- Rentals for a semester or an annual based contract shall be paid in full or in installments, in accordance with the published deadlines on the housing system.
- Payments of rents shall be made by Cash or via the online option through the housing system www.oes-properties.com
4. Booking Fee
- The booking fee shall be retained as a security deposit during the tenancy period.
- Before the starting date of the contract, 50% of the fee shall be refunded if a tenant chooses to cancel the contract.
- The booking fee shall not be refunded when a tenant chooses to cancel the contract after the starting date.
- Failure to follow the evacuation procedures through the supervisors and the system forfeits the booking fee.
5. Room changing/swapping
- Room downgrading is not permitted after confirmation of booking.
- Room swaps with another tenant in the same room type require a written notification by email to the OES Housing Unit (amu-bdb@gutech.edu.om) and approval of both parties concerned with the swap, within the official announced room changing/swapping period.
- Room swaps beyond the official changing/swapping period is not permitted, except in exceptional circumstances and upon recommendation of the department of Student Affairs.
6. Cancellation of Tenancy Agreement
- A Tenant who wishes to cancel a tenancy agreement regardless of the circumstances should (1) fill in and send the appropriate form to amu-bdb@gutech.edu.om and (2) should withdraw from the online system and (3) get the supervisor to verify the condition of the room/apartment.
- When a tenant chooses to cancel the tenancy agreement before the start of the contract, 50% of the booking fee and any amount of the rent paid shall be refunded too, within ten working days from cancelling the booking online through the housing system. The refund shall be transferred to the bank account of the tenant.
- When a tenant chooses to cancel the tenancy agreement after the start of the contract, the booking fee becomes non-refundable and the tenant must settle 50% of the contract balance immediately.
7. End of Tenancy Agreement
- The tenancy agreement between the tenant and OES comes to an expiry at the last day of the contract as specified in the housing system at the time of the booking.
- The tenant shall be responsible for (1) withdrawing from the housing system (2) checking out from the room by appointment with the housing supervisor (3) settling any dues.
- Tenants should leave their rented units in a clean and tidy condition and clear out unwanted items and personal belongings on the last day of the tenancy agreement.
- A daily rental shall apply on each day the tenant (1) did not observe clause (b) and (2) did not remove belonging from the rented unit after the expiry of the contract.
- OES housing shall not be held accountable for and dispose of any items left in a unit/room after the expiry of the tenancy period and the departure of the tenant from the rented unit/room.
